LEASE AS CATALYST
After the successful leasing and construction start for a new commercial office tower at 18 York in downtown Toronto, the developer and owner proceeded with a master plan for their remaining adjacent lands just south of union station at Toronto’s south core.
Out of this exercise came the commission for a second office tower located adjacent to the initial tower at 18 York.
METAPHOR
Because of the tight site and the tower’s physical closeness and shared podium condition, the metaphor of a related couple is explored. Initially we played with almost identical towers (the fraternal twin scheme) and as the development brief evolved and the towers became unequal in height and floor plate, we substituted the metaphor of buildings as lovers, then siblings, as a way of relating the two towers on their campus, and as a way of producing an identity and a creative and market edge for the project.
From a leasing and public response point of view, the development is a big success.
The office towers are LEED gold.
